Introduce the little prince and talk about the work experience in Shanghai

(edited)
Every time someone asks me what my job is, it's an awkward start. The embarrassing thing is that my occupation is not very common in Taiwan. After saying that it is commercial real estate, many people do not know what it is. After thinking about it, why don't you just write a self-introduction, talk about yourself and introduce another aspect of the real estate industry, and finally share the experience of working in Shanghai for three years.

Introduce yourself and talk about your work experience in Shanghai (not the little prince)

Forgive this story from the beginning.

When choosing a university and department, because I like humanities and people’s hearts, I also hope that it will be more convenient to participate in activities in Taipei. When choosing my volunteers, I only filled in various majors with the word “politics” in Taipei all the way, and admitted to Peking University when the list was released. Real Estate and Urban and Rural Environmental Planning (formerly the Department of Land Administration). Not only did it read that the department had no government, the school campus was not even in Taipei. Every time I introduce the department to someone, many people are stunned for a second and ask, so is it teaching how to become a real estate agent?

A perfect example of how to anger students in the Department of Real Estate and Urban and Rural Environment in one second.

Four years of college life have been very fulfilling, I have completely changed myself, and my vision has become more diverse and more mature. Under the influence of the school, think about the relationship between people and the city and the land, deeply understand that land is the carrier of all humanistic activities, and learn how to plan the city, from the design of shopping malls, industrial development centers, and even public facilities. Such as the conceptual design of the park's landscape, etc., ah also learned the basic home Fengshui.

After leaving the society, I found that Feng Shui courses are the most practical.

During the university period, he also took courses in rural field investigation, real estate development, and real estate management. Compared with general literature or history, cultural excavations and records from the land often have a longer-term meaning and are more interesting. The life at that time was colorful. I participated in the internship on the World Citizen Island, the YEF Entrepreneurship Competition, went to Xi'an to be a teacher of left-behind children, and went to Shanghai Jiaotong University for an internship. I met a lot of interesting minds. Even if it has been a long time, some things will always be remembered. For example, five years after I went to Xi'an, the previous children took the initiative to tell me Happy New Year and thank you.

Thanks also to them, some of them are now out of society as dance teachers.

Before graduation, there was an opportunity to work in Shanghai by fate. The next day after my senior year, I flew over by myself. On the first day I landed, I had no internet, no friends, no pillows, no quilts, and I missed my girlfriend and my dad so much. Mom wants friends and wants to be electric. Fortunately, I resisted the urge to book a flight back to Taoyuan, and successfully started a life of running around the country.

Speaking of the great river north and south, I really want to go to Tibet one day.

The company that arrived is a commercial real estate planning and operation company invested by the three major chaebols in Japan and Sumitomo Corporation. The so-called commercial real estate generally refers to the real estate (property) that can be continuously profitable, such as shopping malls, industrial parks, tourist attractions, hotels, office buildings or long-term rental apartments.

In simple terms, apart from pure residential, it can be regarded as commercial real estate.

Because of the company's Japanese background, the project planning that I participated in along the way is quite systematic. I feel that the Japanese system attaches great importance to the details and management of the property. For example, the handrail will have different angles due to different uses. In the process of cooperating with many large enterprises and governments, I have a great understanding and yearning for business design and experience.

The colleagues here are like family members, and last month they went to be the host of the wedding of the investment director at that time.

Here at the same time, the vision of real estate planning and operation is opened up. In the capital market, the quality of real estate project planning and operation has a huge impact on the value of assets. For every one million increase in project revenue, its assets are equivalent to an appreciation of 3,000 to 3,000 yuan. Fifty million. And if many engineering conditions are well planned, it can even save tens of millions of renovation and upgrading costs for the project later. To name a few, the significance of real estate is not only the carrier of life and culture, but also an important asset for the precipitation of social wealth.

So how can you not be nervous and excited about each project?

Later, I went to an association of chain enterprises on both sides of the strait. I would go here because they are in Shandong. There is a Taiwanese style street project in the development stage. The project needs to be introduced into the operation system. The business has implemented the project well. After chatting with the CEO of the company, I thought and learned so much that I can practice it in the way of integrating Japan with Taiwan.

Can only rush, the fundamental dream come true.

After many times of reporting and communicating with developers, I have really built an investment and operation system for the project. Under this opportunity, I have reorganized the knowhow of major companies from planning, design, investment, construction to operation. This process It was a bit hard and cost a lot of inexplicable money, but it was the happiest learning journey in my life so far. Later, the company continued to develop the resources of the big health industry, held many health industry forums, became attached to the Taiwan office in my grandfather's hometown of Shandong Province, met more people of all kinds, and heard more strange stories.

It's really a strange story, comparable to a fantasy journey. If you want to see it, you can book a memoir fifty years later.

Now I come to a fund and industry group, which is the executive unit of the Shanghai Municipal Government's Rural Revitalization Industry Fund, helping about ten villages around Shanghai to do industrial upgrading and rural reconstruction. The fund itself also invests in many brands and industries, incubating its own brands like the Eslite model. In addition to importing projects, it also seeks opportunities for companies to go public.

Friends who want to start a business and want to come to Shanghai for development are welcome to contact me .

Finally, I would like to share a frequently asked question: What advantages do Taiwanese have here? Every time I am asked this question, I don’t know what to say. After all, it is someone else’s advantage. Willing to keep learning. They are also often asked how the work environment is different from Taiwan.

Problems that will be encountered in Taiwan, Shanghai, and other parts of the world will be encountered everywhere.

After staying in Shanghai for three years, the feeling is that people who live away from their hometowns should better arrange their life and study. After all, going out is to try to master a different life. If you want to get better treatment and a more meaningful life, you need to work harder to create and think about how you can achieve your ideal.

To be honest, it's the same no matter where you are.
