I want to buy a second-hand house to live in, but I am worried that the house is too old. What should I do?

1. The most important thing you should do is to collect information through various channels. In many cases, the reason for the entanglement is not that the choice is difficult to choose, but that there is too little information.


2. It is recommended that you book a homestay located in a high-quality real estate in Xincheng District, take your wife and children to live there for a week, and carefully feel the comfort and convenience of life. The supporting facilities near the new building are not perfect, can they meet the needs of daily life? Are there any unfinished properties nearby, and will the construction affect the rest of the family? Is the daily commute to get off work acceptable?


3. Look at the urban planning, don't "miss" the new real estate in the future. Go to the City Planning Bureau to find out the municipal planning for the next ten years in the city center area where you live and the optional new city area. Focus on the location and specifications of supporting facilities such as subway stations, schools, shopping malls, supermarkets, vegetable markets, and hospitals. Learn about the latest positioning of different areas in urban development. If there is still undeveloped residential land in the area near your company (usually represented by a bright yellow square), you can choose to wait for this land to be built into a new building by the developer.


4. Don't buy a house just because the price is low. In your example above, the target housing is over 20 years old, while China's standard for ordinary residential housing construction is only 50 years old, and many of the wires and pipes in the building are only 30 years old. If you buy a home that is too old, you will soon encounter a situation that requires overall repairs, and negotiating the cost-sharing with your neighbors will be a big problem.


5. Avoid misjudgment about the scarcity of housing in the city center. It is recommended to go to a nearby real estate agency, find a real estate consultant who has been in the business for more than 3 years, tell him your needs, and comprehensively understand the properties that meet your needs within a radius of 5 kilometers. Your range of choices may be greatly increased.


6. According to my inspection and research experience in major first- and second-tier cities across the country, if the price difference is not large, the priority of purchasing a new house in the city center within 10 years is higher than a new house in the suburbs, and the new house in the suburb is higher than the city center for more than 20 years. If you want to buy an old house that is more than 20 years old, it is actually better to rent a house.
